1.) Calificar para el prestamo

Usted puede trabajar con el banco que desea. Si lo prefiere le podemos ayudar, ya que tenemos associacion con varios Bancos y lo ayudaremos a calificar.

2.) Su Casa perfecta

Tenemos aceso a todas las propiedades que estan por venta, y despues de determinar lo que busca (localizacion, vencindad, numero de cuartos etc) Saldremos y encontraremos su sueno.

3.) La Oferta

Una vez que encuentre su casa perfecta, es el momento de hacer la Oferta, esto es un contratto legal y si los vendedores aceptan, la casa va “bajo contratto”. Con toda oferta se hace un cheuqe de deposito para indicar que es comprador de fuena fe y va hacer negocio. Este cheque se cobra solo si el contrato es aceptado y todos los requitos en la casa son aceptables, nosotros los guiaremos para que el proceso sea facil y este a su beneficio.

4.) Inspeccion/ Estimado de la Casa

Una vez bajo contrato, los compradores tiene derecho de hacer una inspeccion, completa para asegurarse que todo este bajo funcion; siempre recomendamos que esto se haga vajo un Profesional calificado. Si usted require prestamo de un Banco, este mismo ordenara un Estimado de la Casa, para asegurar el valor de su futura propiedad.

5.) Aprobacion Final de Prestamo

Unos dias antes de la fecha de posecion, el Banco le dara una aprobacion final. El banco durante todo este proceso se estara comunicando con usted y la vez nosotros para asegurarse de que todo este en orden.

6.) Cierre

Este el dia en que los compradores y los vendedores, los agentes de Bienes y Raices y el prestamista se juntan. Se firman todos los documentos y usted toma posecion de su nueva casa; nosotros le acompanaremos hsata el momento final , y le entragaramos la llave se su nueva casa.

Financing Your Home >ARMs

Here is a tip for those who are shopping for Adjustable Rate Mortgages (ARMs): the "margin" is almost as important as the initial rate. The margin is the percentage point above the average yields for Treasury notes on which future rate adjustments will be calculated.

Let's compare two hypothetical one-year ARMs. The first may have an initial interest rate of 7% with a 2.5 margin, while the second begins at 6 7/8% with a 2.75 margin. Both loans have rate caps of 2%. Suppose that at the end of the first year of the loan, the average of the one-year Treasury note yield has been 5 1/2%. For each loan, the lenders will add the margin to that 5 1/2% average yield. Thus the interest rate for first loan would increase from 7% to 8%, and the second would go from 6 7/8% to 8 1/4%. While the first ARM had a slightly higher initial rate, it will have lower rates in subsequent years, unless the Treasury note rates increase enough to activate the annual caps on the amount of the increase. There is a wide variance among margins in ARMs offered by competing lenders, and this should be a factor when you decide on your loan.
